Finding the right furniture for a small space like a condo isn’t easy. With the prices of condos on the rise and the square footage of condos decreasing every year, this job isn’t getting easier. So it is essential that you know how to furnish a small space effectively. If you are reading this, then it’s likely that you have already settled on an aesthetic, but there are several things you need to consider before you purchase your first piece of furniture.
Don’t worry. We are here to help.
We have put together this guide to furnishing a condo with modern furniture to help make your new space feel like home. Keep reading to find out which pieces of furniture you should prioritize when you are shopping, what pieces you should avoid, and how to know if a piece will fit in your cozy new home.
When designing a modern condo, less is more. Focus on finding furniture that is proportionate to your space so that your room feels bigger than it actually is. Measure your space and enter its dimensions into our room planner tool. From here, you can see what types of furniture will be of an appropriate size for your home while you map out the look of your space. Generally, since the size of a condo is smaller than a house or apartment, we suggest downsizing your furniture to avoid making the space look and feel cramped. Look up the dimensions of a piece online or take a tape measure to showrooms with you to check if they would fit in your space.
Now that you know how to choose furniture that is proportionate to your space, you can begin to purchase pieces of modern furniture for your condo. Your goal should be to choose pieces that are functional and comfortable as well as being of an appropriate size. But this can be difficult if you don’t know what to look for.
When we asked our design team for advice for this guide to furnishing a condo with modern furniture, they all said that the first thing you should buy is a condo sectional sofa. Condo sectionals are ideal for smaller spaces. They can provide you with enough seating space for you and your partner to sit and watch a film in the evening while also giving you enough space to seat one or two guests when you have people over without having to drag in a chair from your dining room. This saves on space as you won’t need to find a place for an accent chair since you’ll have plenty of seating space already.
We recommend that you choose a piece that is unique in design. Look for a sectional that has a clear and simple form to express functionality within your space. But don’t compromise on a boring piece. You should look for a sectional that can draw the eye from the moment a guest enters a room. Look for pieces that have distinctive legs or uniquely shaped pillows. Or choose a piece in a bright, vibrant color and dress it with neutral pillows to balance the space visually. Avoid pieces in a dark fabric or leather, as this will draw in light and make the room look smaller.
The next piece of furniture you need to find is a table. A condo without any table space is not functional as you will not have any space to put down drinks without the risk of spillage, and you will have to rely on floor lamps and ceiling fixtures to light your space which may lead to eye strain.
If you are furnishing a smaller than average living space, we recommend that you choose a compact set of nesting tables rather than a statement coffee table. Nesting tables are ideal for condos as together they take up the same amount of space as a single table, but apart you can triple or even quadruple your tabletop space. You can separate these tables as soon as you get them and use them as side tables as well as coffee tables, or you can keep them together and use them as you need them.
To achieve the modern aesthetic, we suggest choosing a set of nesting tables in an industrial look. For example, refine your search to pieces that have thin golden legs. The slender legs make the tabletop look almost as if it is floating, and since gold accents feature in almost every quality piece of modern furniture out there, you’ll be able to coordinate the look of your condo effortlessly. Where possible, purchase a piece with a glass tabletop so that lamplight can be reflected around the room.
Storage is always important, no matter what type of home you are furnishing. But you need to make it your number one priority when living in a condo. We always tell our customers to purchase the above furniture for their living room first. From here, they will be able to see how they can adapt their remaining space to take advantage of all storage opportunities.
If you have empty space in the center of your room, then purchase a storage ottoman in a design that compliments your chosen sectional. If you have space along one wall, buy a tall narrow cabinet and use it to stow away your clutter. Choose a piece in a color similar to the color of your wall to achieve a minimalist modern aesthetic.
